HYDRO-1 HAS STEPPED FORTH AND HAS CONTACTED THE TEAM TO PUT FORTH A GENEROUS DONATION OF $125,000 TO ASSIST THE MUNICIPALITY IN RENOVATING THE ARENA. MANY OF THE AREAS ARE IMPACTED BY SOME OF THE MANDATED REGULATIONS THAT ARE PASSED BY OTHER GOVERNMENTS, SUCH AS THE MINIMUM WAGE AND ALL OF THE EFFECTS ON THE INFLATIONARY SUPPLIES AND MATERIALS THAT WE USE. THE LIABILITY INSURANCE IS CONTINUING TO BE AVAILABLE TO RENTERS. [00:10:02] 50% DEPOSIT REQUIREMENT IS STILL IN PLACE. EVERY YEAR. SORRY. EVERY YEAR, INTERNALLY WE REVIEW THE HST APPLICABLE AND EVERY 5 TO 6 YEARS WE HAVE IT EXAMINED BY AN EXTERNAL PARTY THAT WILL PROBABLY BECOME HAPPEN IN 2025 FOR THE 2026 YEAR. AND. THE AGREEMENTS ESTABLISH A COLLABORATIVE FRAMEWORK FOR MANAGING THE FACILITY AND DELIVERING ARTS PROGRAMING TO THE PUBLIC IN EXCHANGE FOR OCCUPYING THE FACILITY RENT FREE. AS THE AGREEMENTS LAY OUT, THE ARTS CLUB AND THE MODEL RAILROAD CLUB WILL BE RESPONSIBLE FOR MAINTAINING, CLEANING AND SAFELY OPERATING THEIR DESIGNATED AREAS AND EQUIPMENT. THEY WILL BE REQUIRED TO MAINTAIN APPROPRIATE INSURANCE COVERAGE IN KEEPING WITH THE CITY'S INSURANCE POLICIES. ANOTHER MAJOR REQUIREMENT IS THAT BOTH CLUBS MUST ENTER INTO A SEPARATE AGREEMENT WITH ARIEL, THE PROPERTY MANAGER OF THE ART CENTER, TO ESTABLISH HOW THEY WILL HELP WITH THE DAY TO DAY OPERATIONS OF THE BUILDING, THE PLANNING AND PROVISION OF THE MANDATORY MONTHLY PUBLIC PROGRAMING AND WORKSHOPS, AND THE PAYMENT OF THE MUTUALLY AGREED UPON EXPENSES INCLUDING PROFESSIONAL CLEANING SERVICES AND INTERNET COSTS. IN TURN, THE CITY WILL BE RESPONSIBLE FOR PROVIDING THE PREMISES RENT FREE, MAINTAINING RESPONSIBILITY FOR STRUCTURAL, ELECTRICAL AND PLUMBING SYSTEMS, PROMOTING THE [00:15:03] CENTER'S PROGRAMING, AND PAYING ANNUALLY FOR THE FACILITY'S UTILITIES, WHICH ARE CURRENTLY ESTIMATED AND BUDGETED TO BE AROUND $32,100 PER YEAR. SO WE HAVE BEEN CLOSED FOR MORE THAN THAT. SO THEY CAME IN, PROVIDED US WITH A LIST OF MINOR DEFICIENCIES. MOST WERE ACHIEVABLE AND A LOT OF IT WAS BALANCING WITH THE POOLS, SO WE WERE ABLE TO ADDRESS THEM. THE LARGE POOL HAS BEEN APPROVED BY A-P-H, SO WE'VE WELCOMED THE SWIM TEAM TO BEGIN PRACTICING. IT'S HELPED OUR STAFF BE ABLE TO ADDRESS AND BECOME MORE FAMILIAR WITH BALANCING WITH THE NEW SYSTEM AS WELL, AND IT'S ALSO ALLOWED THE SWIM TEAM TO MEET THE MINIMUM OF PRACTICES REQUIRED FOR THEM TO TO BE ABLE TO COMPETE FOR THEIR SEASON. IT'S MOVING WELL. THERE'S JUST BEEN A FEW THINGS. SO WE HAVE A TWO, TWO WASHROOMS. ONE IS THE FAMILY CHANGE ROOM AND ONE IS THE WASHROOM, THE WOMEN'S WASHROOM. SO THANKFULLY WE'VE OUR STAFF HAVE BEEN ABLE TO TO WORK WITH SOME OF THE ORIGINAL CONTRACTORS TO ADDRESS SOME OF THE ISSUES THEY MADE AND TO INSTALL THE MIXING VALVES THAT WE REQUIRE SO WE CAN CONTROL THIS HEAT AND HAVE A SAFE WATER FOR ANYONE THAT USES THESE WASHROOMS. THEY WERE ABLE TO WE WERE ABLE TO GET A CONTRACTOR IN TO ADDRESS BECAUSE WE HAD THE SAME ISSUE FOR SHOWERS IN THE WOMEN'S WASHROOM. THIS WAS ADDRESSED AND NOW WE CAN USE THAT CHANGE ROOM SAFELY.
